REPOSTED WITH PERMISSION FROM P3 BULLETIN, FEB. 24, 2026

A preferred bidder has been approved to deliver new student accommodation for two colleges in Atlanta

Spelman and Morehouse Colleges have chosen Radnor Property Group to design, build, finance, operate, and maintain a combined student housing project through a ground lease.

The Develop Fulton board has approved a $144.46m investment to build the project, which will see a 450,000-square-foot facility established at 850 West End Avenue SW.

Radnor will deliver 290 residential units and 800 beds, along with community lounges, shared gathering spaces, a central greenspace, a rooftop terrace, a fitness center, and dedicated study areas.

“This investment underscores the essential role that modern, purpose-built student housing plays in student success and institutional excellence,” said Develop Fulton board chair Kwanza Hall.

The colleges are being supported on the project by development advisory firm, Brailsford & Dunlavey.

"The leadership and information from B&D, and the clarity with which they provide it, brings added credibility to the process and ensures that a range of university stakeholders, including senior leadership and our board, are fully informed for – and confident in – their required decision making.”
